What is Daraya Stays?

Daraya Stays is a DTCM-licensed holiday homes operator based in Dubai, UAE. We acquire, furnish, and professionally manage short-term rental properties in Business Bay and Downtown Dubai, generating returns for our capital partners through Airbnb, Booking.com, and direct bookings.

Where do you operate?

We operate exclusively in Business Bay and Downtown Dubai — two of Dubai’s highest-demand short-term rental corridors. Our office is located in Al Quoz, Dubai.

Is Daraya Stays licensed?

Yes. Daraya Stays holds a valid DTCM (Department of Tourism and Commerce Marketing) holiday homes license. Every property we manage is individually licensed and compliant with Dubai Tourism regulations.

Capital Partnership

What is a capital partnership?

A capital partnership is a private agreement between Daraya Stays and an individual partner. Your capital is deployed into specific real estate strategies in Dubai, and you receive returns based on actual property performance. These are not pooled investment vehicles or securities offerings — each partnership is individually structured and documented.

What strategies do you offer?

We offer three distinct strategies: Holiday Homes (our core short-term rental strategy, minimum $25,000, targeting 15% net p.a., monthly distributions, 24-month minimum hold), Ready-Built Acquisitions (completed property acquisitions, $300K–$600K, targeting 10–14% net p.a., quarterly distributions, 24-month minimum hold), and New Construction (off-plan development participation, $200K–$1M+, targeting 20–30% total return, distributions at exit, 36-month minimum hold).

What is the minimum investment?

The minimum capital commitment for our Holiday Homes strategy is $25,000. Ready-Built Acquisitions range from $300,000 to $600,000, and New Construction ranges from $200,000 to $1,000,000+.

What are the minimum hold periods?

Holiday Homes and Ready-Built Acquisitions both have a 24-month minimum hold period. New Construction has a 36-month minimum hold period. Exit terms are documented in each individual partnership agreement.

How often do I receive distributions?

Distribution frequency depends on your strategy: Holiday Homes distributes monthly, Ready-Built Acquisitions distributes quarterly plus at exit, and New Construction distributes at exit.

Reporting & Transparency

What reporting do I receive?

Holiday Homes partners receive a monthly investor report by the 10th of each month, including detailed income and expense breakdowns per unit, occupancy data, and a quarterly portfolio review call. Ready-Built and New Construction partners receive quarterly updates and full exit accounting.

How are fees structured?

All fees are disclosed in your individual partnership agreement before you commit capital. Holiday Homes has no separate AUM charge — management fees are included in operating expenses, and we earn a performance allocation only above your target return. Ready-Built and New Construction strategies include acquisition/sourcing fees, annual management fees, and carried interest above agreed hurdle rates. Complete fee details are provided per deal.

Do I have access to an investor portal?

Yes. Active capital partners receive access to a secure investor portal where they can view their portfolio performance, download reports, and review documentation. Access credentials are provided after partnership documentation is executed.

Are target returns guaranteed?

No. All target returns referenced on our website are illustrative projections based on historical market data and operational assumptions. They are not guaranteed and actual results may vary materially. All investments involve risk, including the possible loss of principal.

Yes. We strongly recommend that prospective partners consult their own legal, tax, and financial advisors before making any investment decision. Daraya Stays does not provide legal, tax, or financial advice.
