FOUNDATION
Our core strategy. Capital partners fund the acquisition and furnishing of DTCM-licensed holiday home units in Business Bay and Downtown Dubai. Properties are professionally managed by Daraya Stays and generate income through short-term rentals on Airbnb, Booking.com, and direct bookings.

How It Works
Your capital is deployed into individually identified holiday home units. Each unit is DTCM-licensed, professionally furnished, and managed by our in-house team. You receive monthly distributions based on actual rental income after operating expenses and management fees.
What You Receive
Monthly investor report (by the 10th of each month), detailed income and expense breakdown per unit, occupancy data, and quarterly portfolio review call with the management team.
Fee Transparency
Management Fee: Included in operating expenses. No separate AUM charge.
Performance Fee: Daraya Stays earns a performance allocation only above your target return threshold. We earn nothing until you earn first.
Exit: 24-month minimum hold. Exit terms documented in individual partnership agreement.
Ready-Built Acquisitions
GROWTH
For partners seeking larger allocations with built-in appreciation potential. We acquire fully completed, tenanted properties in prime Dubai locations — generating income from day one while capturing capital appreciation over the hold period.

How It Works
We identify and acquire completed properties in high-demand Dubai communities. Each acquisition is individually underwritten with detailed financial projections shared with the capital partner before commitment. Rental income is distributed quarterly; capital gains are distributed at exit.
What You Receive
Pre-acquisition underwriting package, quarterly income distributions, quarterly valuation update, and full exit accounting at disposition.
Fee Transparency
Acquisition Fee: Disclosed per-deal. Typically 2–3% of purchase price.
Management Fee: Annual fee on deployed capital, disclosed in partnership agreement.
Performance Fee: Carried interest above agreed hurdle rate. Documented per deal.
Exit: 24-month minimum hold. Disposition costs disclosed at exit.
New Construction
UPSIDE
For partners with longer time horizons seeking maximum upside. We participate in off-plan and new-build developments in emerging Dubai corridors, capturing developer-stage pricing with the intent to hold or exit at completion.

How It Works
Capital is deployed into pre-construction or early-stage development projects in high-growth areas of Dubai. Payment schedules follow developer milestones. Returns are realized at project completion through sale or conversion to rental strategy.
What You Receive
Pre-commitment project analysis, quarterly construction progress updates, developer milestone confirmations, and full exit accounting at disposition or conversion.
Fee Transparency
Sourcing Fee: Disclosed per-deal at commitment.
Management Fee: Annual fee during construction period, disclosed in partnership agreement.
Performance Fee: Carried interest above agreed hurdle rate. Documented per deal.
Exit: 36-month minimum hold. Returns distributed at exit or conversion.

Daraya Stays operates as a DTCM-licensed holiday homes operator in Dubai, UAE. All properties are individually licensed and compliant with Dubai Tourism regulations.
Capital partnerships are structured as individual private agreements between Daraya Stays and each partner. They are not pooled investment vehicles, collective investment schemes, or securities offerings.
